I am so glad we had a huge deductible required. As I called the utility companies I found out the tenant had not paid any of the utilities since she had moved in to our house. I think she was surprised at how quickly we were able to evict her in the end. We got her out in 21 days, well 26 days since I gave her the extra days due to the Christmas holiday.

I am waiting to hear about the condition of the house. Meanwhile, I have bills that she didn't pay that will have to be paid out of the deductible or the utility company wont turn the services over to us again. Nothing was paid since she moved in. It makes me wonder about the games she was playing. How many people has she conned. At least with the deductible we charged up front, all our cost are covered so far. I really want to know the condition of the house though. To make sure everything is in good order. I can see this is a very stressful business, being a rental landlord. We are learning everything by trial of fire. I hope we can get it rented again quickly.
